Guest Parking Rules

IN RE: PROPERTY MANAGER’S REPORT, by Donald Foster CAM.

GUEST PARKING- I have received a number of complaints about inappropriate use of residential guest parking spots by residents. Permanent use of guest parking spots for storage of commercial vehicles, boats, trailers, or “extra” cars is a violation of PBC County Code and, very likely, a violation of an Association’s bylaws. Guest parking spots are intended for guests; each Association is required to maintain a certain number of guest parking spots. When residents permanently use these spots for other purposes, guests will park in another building's guest spots, setting off a chain of complaints, and conflict between neighbors.

It is the responsibility of each Association to be mindful of County Code and to enforce their own bylaws. The Association Property Manager can be very helpful with this issue; reviewing Association documents, checking property surveys, and communicating with offending vehicle owners or other Associations.

Associations should be aware that complaints filed with PBC Code Enforcement, which can be made by any resident, typically result in Notice of Violation being sent to the offending Association, not to the vehicle owner, so in-house resolution is the best option.
