1. Bulk trash pickup day for entire Village is Friday, beginning at 6:00 AM. Bulk trash should be put out on Thursday night. Once the truck has performed its pick-up on Friday, that's it until the following week-- no drive-backs. Construction debris, mirror glass, paint, or chemicals will not be picked up without prior arrangement with (and payment to) Waste Pro.
2. No unit owner or renter shall make or permit any disturbing noises in the building by himself, his family, employees, agents, visitors and licensees, nor do or permit anything by such persons that will interfere with the rights, comforts, or convenience of the unit owners and renters. No unit owner or renter shall play upon or suffer to be played upon any musical instrument, or operate or suffer to be operated electronic devices including but not limited to computers, televisions, radio, or sound amplifiers, in his unit in such a manner as to disturb or annoy other occupants of the condominium. No unit owner or renter shall conduct or permit to be conducted vocal or instrumental instruction at any time. No loud talking or yelling in the hallways, walkways, or parking lot including but not limited to the use of cell phones. No beeping of horns when an owner or renter is waiting for a passenger. Please advise your driver to refrain from beeping the horn when he/she arrives.
3. The personal property of all unit owners and their renters shall be stored within their unit, or when available in an assigned space in the community storage room, of which there are two rooms. The first floor units shall use the downstairs storage room only. The second floor shall use the upstairs unit only. The storage area shall be divided evenly, designated by paint markings and/or wire. Personal belongings shall be placed in a water-proof lidded top and shall be labeled by name, unit number, and date of storage. No loose articles shall be allowed. Lamps, pictures, etc, that do not fit in the storage bin must be placed in plastic bags and tied. Bicycles will be permitted to be chained or locked against the support poles of the shelf. All other items not listed above must be approved by the Board. No flammable or combustible chemicals or materials may be stored in the storage areas, including but not limited to cans of paint, thinner, oil, and gasoline. Perishables including but not limited to canned or boxed foods are not permitted in the storage area.
4. No unit owner or renter shall allow anything whatsoever to fall from the window, balcony, or doors of the premises. Nor shall he or she sweep or throw from the premises any dirt or other substance into any of the corridors, halls, or balconies, ventilators, or elsewhere in the building or upon the grounds.
5. All garbage and rubbish shall be deposited in the area provided; i.e. the Dumpster. All materials MUST be contained within a paper or plastic bag and tied closed. NO loose materials may be deposited in the Dumpster.
6. Recyclables may be placed without benefit of bagging in the recycle bins as appropriate. We encourage recycling. Please sort and place in proper bin.
7. Parking of vehicles may only be done in accordance with the Declaration of Condominium.
8. Employees of the management company shall not be sent out to the building by any unit owner or renter at any time for any purpose. No unit owner or renter shall direct, supervise, or in any manner attempt to assert any control over the employees of the management firm or any hired contractors/workers of the Association. Do not hinder their work in any manner.
9. Cleaning personnel or domestic help of unit owners or renters may not gather or lounge in any public areas of the building or grounds (common elements). Likewise no one is permitted to sit on stairs, on catwalks, or on sidewalks.
10. The parking facilities shall be used in accordance with the regulations adopted by the Board. No vehicle which cannot operate on its own power shall remain on the condominium premises for more than forty-eight hours, and no major repairs of vehicles shall be made on the condominium premises. Major repairs is defined as any repair other than changing the car battery or changing a flat tire.
No vehicle that does not have an up-to-date license plate shall be permitted to park in the lot. Such vehicles will be given a 48-hour notice on the windshield, and then towed. All residents shall park in ONLY their assigned spots. It is a UCO regulation that cars do not back into parking spaces. Security will tag the car. Should any motor oil or other fluid spill from automobile the cleanup is the responsibility of the owner of the vehicle that caused it. Should professional cleaning be necessary, the owner of the vehicle shall bear the burden of that cost. Furthermore, any oil or other fluid leaks, other than water, must be repaired or any vehicle with such defect will not be allowed to park in Canterbury C assigned spots or guest spots.
11. The sidewalk, entrances, passages, elevators if applicable, stairways, corridors, halls, and all of the common elements must not be obstructed or encumbered or used for any purpose other than ingress and egress to and from the premises; nor shall any carriages, velocipedes, bicycles, wagons, shopping carts, chairs, benches, tables, doormats or any other object of a similar type and nature be displayed, stored therein or thereon. Persons, adults and children, shall not play or loiter in halls, stairs, elevators or other public areas.
12. No installation of electronic equipment, including but not limited to, CBs or other wiring, shall be made without the written consent of the Canterbury C Board of Directors. Except as permitted by applicable law, no antenna or aerial may be erected or installed. Any antenna or aerial erected or installed must be done with the prior written authorization of the Board and in accordance with the Over The Air Reception Device regulations. Installations not in accordance with the foregoing are subject to removal without notice at the cost of the unit owner or renter for whose benefit the installation was made.
13. No sign, advertisement, notice or other lettering shall be exhibited, displayed, inscribed, painted or affixed in, on, or upon any part of the condominium unit or condominium property or in or on any motor vehicle by any unit owner or renter.
14. No awning, canopy, shutter or other projection shall be attached to or placed upon the outside walls or roof of the building without the express written consent of the Canterbury C Board of Directors subject to the terms and conditions of the Declaration for material alterations for anything other than hurricane shutters. Hurricane shutters must be neutral in color and matching in style as the rest of the building.
15. No blinds, shades, screens, decorative panels, windows or door coverings shall be attached to or hung, or used in connection with any window or door in a unit in such a manner as to be visible to the outside of the building, without the express written consent of the Canterbury C Board of Directors.
16. The Association will retain a pass key to all units. No unit owner or occupant shall alter any lock or install a new lock without the express written consent of the Canterbury C Board of Directors. Where such consent is given the unit owner or renter shall provide the Canterbury C Board of Directors with an additional key for use of the Association, pursuant to its rights of access to the unit. If a lock uses a keypad, a working access code will be provided to the Board. Biometric locks are prohibited.
17. No cooking shall be permitted on any screened porch or balcony.
18. Any concerns of owner or renter shall be made in writing to a member of the Canterbury C Board of Directors. Do not call or knock on any Canterbury C Board of Directors door. Remember your Canterbury C Board of Directors is a volunteer board and they live in this building. There is no office.
19. No flammable, combustible, or explosive fluid, chemical or substance shall be kept in any unit except such as are required for normal household use. No flammable, combustible, or explosive fluid, chemical or substance shall be kept in the storage area or stored in the laundry area. This includes paint.
20. Payments of monthly assessments shall be made at the location designated by the Canterbury C Board of Directors. Payments in the form of checks shall be made out to: Canterbury C Condominium Association. Payments of regular assessments are due on the 1st of each month and if such payments are ten (10) or more days late, same shall be subject to interest and a late charge as provided in Declaration of Condominium.
21. Each unit owner who plans to be absent from his unit during hurricane season must prepare his unit prior to departure by (a) removing all furniture, houseplants, and other objects from the screened porch, and (b) designating a responsible firm or individual to care for the unit should the unit suffer hurricane damage and furnish the Association with contact information for said firm or individual.
22. The laundry facilities are to be used by owners, renters, and/or their overnight guests. They are not to be used by aides or any other staff for the employee’s benefit but may be used by aides who are washing the resident’s linens and clothing.
23. There is to be no planting, removal or trimming of vegetation by residents, owners or renters. The Association has lawn/shrub/tree maintenance firms that will handle any work necessary.
24. Do not drive or park on or over the grass. Not only does it leave ruts when the ground is wet, you may damage a sprinkler head. Also, it is very unsafe to enter onto the roadway off of a lawn area. Oncoming traffic does not expect to encounter vehicles pulling onto the road… AND our property is situated on a curve where the sight line is limited.
25. Smoke detectors are required for all units. Please follow the updated code for placement within your unit. Change the batteries and test every six months. Remember, it is not only YOUR unit that will suffer damage from a fire.
26. ADT Security cameras are functional and recording but are not monitored 24 hours a day. Should an incident occur, put a request in writing to the Canterbury C Board of Directors for surveillance footage. You must be specific as to time, date, and place of the incident. Report any incidents within 24 hours of occurrence.
27. Empty units are the responsibility of the owner. Water leaks are a common problem and also a costly one. Shut off the water if you are going to be out of your unit for the season. Absentee owners remain responsible for the condition of their units.
28. NO washer/dryer units are allowed in units. Code does not permit them. If a unit currently has one and a county inspector comes out, the washer/dryer system must be removed and any fines/fees will be the responsibility of the owner.
29. Back porches and balconies, whether screened or not, shall be kept free of rubbish. Back porches are not storage areas and shall have no unsightly material such as: trash bags, mattresses, broken appliances, etc. Only outdoor chairs and table are permitted on the porches and balconies. Such property must be removed within 48 hours should the Canterbury C Board of Directors demand it.
30. Broken windows must be repaired by the owner within 7 days. Broken windows are a hazard in high winds.
31. Ripped and unsightly screens must be repaired by the unit owner. No duct tape may be used. Should the Canterbury C Board of Directors issue a request to repair or replace screens, unit owner shall comply within 7 days.
32. Vehicles that appear abandoned, broken down, or non operational shall not be allowed and are subject to towing by the Canterbury C Board of Directors at the owner’s expense.
33. In 2019 Canterbury C buildings and grounds were registered with the State of Florida and designated as non-smoking areas. Florida State law applies to offenders.
34. Guests are permitted to visit in a unit for no more than 30 days per year. The owner of the unit must be present for all days. Persons occupying a unit as a guest for more than 30 days must be registered as an occupant, fill out UCO paperwork, and pay $100 for a background check. No exceptions.
35. Hot water heaters may only be replaced by a license, insured, professional. County permits are required. Failure to comply will result in fines from the county. Please check the date of your water heater. Modern water heaters have a life span of approximately ten years. Leaking water heaters cause considerable water damage to not only the unit it is in, but to surrounding units.
36. Automobiles that drip fluids are in Violation of a County ordinance & Associations can be fined. These fines will be passed along to the unit owner. Please maintain your automobile.
